We have four levels to help you reach the goal of being bank qualified and homeowners by the end. Our Four Levels: Bronze-Renter: At the bronze level, you rent. This is just as it seems, you are a traditional renter. None of your payments go towards the purchase price BUT you get to live in the home you love while working your way to purchase it! At this level, we can help you save your down payment through an extra payment each month. Your goal is to either get financing through us or a bank to reach home ownership. $2000 first months rent, plus a $2000 reservation fee to move in. $4000 total. Silver-Rent to Own: If you are a renter with us and reach 5% down OR you already have 5% down you will be in level Silver or Rent to Own. This level has a lease with the first option to buy. We are committed on our part, we will not sell the house to anyone else. It is a commitment on your part that you are working hard to save money to become homeowners. FHA loans require 3.5% down, so at this level, it is possible to become bank qualified. $11,500 downpayment + $2000 first month's rent. $13,500 total for move in or move up to Silver Level. Gold-Agreement for Deed: At this level you would need to save a 10% down payment or have this downpayment to start at this level. At the gold level, we will finance the house and the payment goes toward principal and interest. :) To move in and purchase this house you will need $XX,XXX total. If you started in our previous levels, your savings will count towards the $23,000. And of course, the more you put down, the lower your payment will be monthly. Platinum-Homeownership- YOU HAVE REACHED THE GOAL. You will be bank qualified. The bank will finance you and your payments will be lower. Throughout the program, we can send you to a credit repair agency if you need help increasing our credit score. This agency will help fix your debt to income, credit, get the down payment amount, more time on the job, and more. We also have WORK FOR EQUITY grants to help you achieve homeownership faster! If you happen to become bank qualified during our program, you can purchase the home then. We will be excited that you have become a homeowner!
